Building a responsive, efficient, and knowledgeable management team

Maintenance

  • Maintenance operations are motivated by our strong desire to preserve and protect owners' investments by providing pleasant, safe, and sanitary housing for our residents
  • Projects are prescribed a comprehensive maintenance program carried out by on-site staff, members of our corporate maintenance division, or a contracted maintenance company - all supervised by a corporate Director of Maintenance who regularly inspects Hyder's entire portfolio of properties
  • Our staff of dedicated specialists performs prompt corrective maintenance and on-going preventative maintenance, the latter informed by routine inspections of each apartment unit

Risk Management

  • We obtain bids from various insurance agencies for the property insurance of our projects
  • We also pass along our brokers' recommendations regarding other insurance needs for the protection of the owner
  • As further protection, Hyder Property Management Professionals will make recommendations on a case-by-case basis regarding any additional security needs of the property

Occupancy

  • Hyder Property Management Professionals employs a range of fair housing and affirmative marketing strategies to reach qualifying applicants
  • Our thorough tenant selection process includes all necessary qualifying information for the specific program, as well as criminal background checks, credit checks, income verification and any other regulatory requirements of the subsidizing agency
  • Hyder has a long track record of successfully meeting funding agency requirements, including CTCAC, Department of Housing and Community Development (HCD), the California Housing Finance Agency (CalHFA), USDA Rural Development, and the Department of Housing and Urban Development (HUD)
  • Our staff of Compliance Professionals oversees tenant income recertification procedures, ensures properties are managed according to the regulatory requirements of supervising agencies, and generates required reports for owners, syndicators, and funding institutions while performing annual file audits

Accounting Services

  • Hyder Property Management Professionals has a talented staff of accounting personnel with extensive management and operational accounting experience
  • Our central Accounting Department works consistently with on-site and regional staff to maintain general ledger/financial reporting and accounts payable/receivable systems to assure financial control of monetary expenditures and regulatory agency compliance
